Understanding 1031 Exchanges

A Section 1031 tax deferred exchange allows investors to defer the capital gains tax that has accrued in their investment properties. In a 1031 Exchange, you sell real property held for use in a business, trade, or investment and replace it with another real property, held for a similar use. Then, you are able to partially or fully defer the payment of the capital gains tax that has accrued in the property you are selling. This enables savvy investors to roll all of their profits into new property, rather than losing up to 1/3 of it in taxes.
